The Salisbury Housing Trust, Inc. grew out of The Salisbury Forum, a series of well attended town meetings, sponsored by the Salisbury Association in the Fall of 2000.

The purpose of the Forum was to identify and address concerns with respect to the preservation of the unique character of the Town and the quality of life for ALL its citizens going forward. Affordable housing emerged as the top priority.

MISSION:

The mission of The Salisbury Housing Trust, Inc. is to make home ownership a reality for Salisbury Township workers, residents, and volunteers. The focus is on providing homes through private (non-governmental) funding.


OBJECTIVES:

We are building single family two and three bedroom homes which will be priced to sell below the current median home sales price. Factors helping to keep the price affordable include the following:


-The Salisbury Housing Trust, Inc. retains ownership of the underlying land through a ground lease arrangement, and the buyer pays only for the dwelling.

-We seek the support of town residents and institutions through generous donations.

WHY AFFORDABLE HOUSING?
Rapidly escalating real estate prices and a scarcity of raw land have produced a median home sale price in the Town Salisbury of $477,000.00 as of December 2005, which is significantly out of reach for many of many  townspeople.  Among the families whose income is below the $75,000.00 median income are many who provide the professional and critical skills and services necessary to daily life in the community, and who aspire to be first-time home buyers. Many long-term residents who are quite literally part of the heart and history of the Town are faced with diminished resources as a result of retirement.

These groups, and others similarly affected, participate in a significant way in volunteer fire, ambulance and other critical services so vital to the community.


WHAT IS AFFORDABLE HOUSING AND WHO IS ELIGIBLE?
The cost of affordable housing should not exceed 30% of the prospective buyer’s income. Those costs include mortgage payments, taxes and insurance, but not utilities. Those eligible include lower and moderate income families who live, work and/or volunteer in the community and who's income does not exceed 80% of the aveage town income for a family of four.
